A place worth sharing starts with care.
Good hosting is a combination of an honest description, a safe space and clear communication. Here is a practical starting point before you publish.
1. Check you can host
You are responsible for permissions from the property owner, mortgage provider, insurer, building management and any relevant local authority. Check planning, registration, licensing, tax and safety requirements for your property and location. Requirements differ by area.
2. Describe the real experience
Use your own recent photos of the actual property. Describe bedrooms, beds, bathrooms, access, parking and shared spaces accurately. Mention limitations, noise, stairs and anything guests need to know. Do not copy another host’s photos or include guest personal information.
3. Set a clear price
Choose your nightly price, one cleaning fee if needed, minimum stay and cancellation policy. The guest sees an itemised stay total before sending a request. HouseWelly charges no platform booking commission. You are responsible for relevant taxes and any obligations attached to receiving income.
4. Keep the calendar honest
Block dates you need for yourself and dates committed through another service. HouseWelly prevents overlapping accepted or confirmed requests on this platform. It does not automatically synchronise third party calendars.
5. Get ready for guests
Arrange appropriate insurance, safety equipment, maintenance and arrival instructions. You are responsible for the property and for responding to guests. We do not inspect or insure properties simply because a listing is reviewed.
6. Stay in touch
Respond to requests promptly and use the private booking conversation for questions and arrival details. Do not ask guests to pay outside the platform. Accept only dates you can honour.
